Everyone should have received a letter from the HOA giving the results of the pool survey, but if not never fear; we have our blog to keep you up to date. The results are as follows
The Poll was mailed to each residence the beginning of March. About 50% returned the voting sheet by the deadline. The majority of those voting favored not renewing the pool contract with Falcon Point. Centex considered the vote and chose to not renew the contract this year. This does not preclude Centex from renewing a yearly contract after this year as I am sure that Falcon Point would welcome the extra $35,000 payment scheduled for 2009.
There is some concern in the neighborhood that owners did not recieve their Pool polling letter and were not given a chance to participate in Centex's polling. Please let your neighbors know by voting at right or leaving your comments.
If you are interested in still enjoying the benefits of the pool you may be able to contact Falcon Point for membership information for the club, but I am not sure if they are accepting members or not. Alternatively, if there is enough interest in the community, homeowners may be able to petition Centex to reinstate the contract.

Since we are not renewing the contract, what are Grand Harbor plans toward the extra fund that they are collecting?
From what I have heard it is relatively expensive to have a pool in the neighborhood. Aside from the cost of installation it costs about 15K per open month and 1k per closed month for maintenance. If it is open May - Sept this would be $80,000 to $90,000 per year. We will have around 400 homeowners when Centex has completed development so that would be an additional $200 to $250 per house each year. Centex cited this high recurring cost as a reason they do not usually put a pool into their developments. They found the Falcon Point Pool contract a good way to advertise a pool in the neighborhood and avoid the full cost to themselves during development and the homeowners during and after development. After Centex has completed development it will be up to the members collectively to decide to install and maintain a pool. This would require a one time special assessment and annual fee increases. The issue would have to be decided by a vote of the members because the board of directors does not have authority to make special assessments or increase the annual fee more than 10% in any given year.
As far as where the "extra" funds will go; Centex has made no committments as to any additional services or improvments to be made with the moneys. We suggested lighting for the common area and Security patrols. The lights were turned down by Centex. They seemed open to selective security patrols, but left it up to the members to find a suitable alternative to full security service which would be around 120K per year.
